Why have Agent or Property Websites?

Agent Website and single
Property Websites work together to get the attention
of Buyers and Sellers. Sellers see that you are
Online which means they will be online. Buyers want
information and photographs that are not available
on the MLS. It's a win win to attract Buyers and
Sellers.
This is the age of technology. The Internet is the
open house of the future. More and more Agents are
missing those big listings because they don't get
it.
Information age Buyers and Sellers, often termed
"techies", can be of any age group; what
they have in common is they all avidly
use the Internet to research the market, properties
and Agents.
Sellers want an Agent who can price their property,
but more importantly an Agent who can attract a
qualified Buyer to their home. Techies are the
Buyers of the future.
Buyers look online first. They research schools,
neighborhoods etc. First they want to see clear
photos with detail of layout of rooms. They may
spend allot of time looking at those photos; so be
sure the photos are large enough to imagine
themselves in that kitchen or master suite.
Buyers then drive by the house. Note: Be sure there
is a flyer there with your website or the property
website address on it.
Buyers call Agents last.
The purpose for web presence is simply to
provide easy access to information that the buyer or
seller require themselves to have, so that they can make a decision to
call an Agent.
Website Etiquette:
It has now become "unfashionable" to have Flash
(movement) on retail websites. Real Estate Websites
that require a person to sign up with all their
information are ineffective. Buyers and Sellers are
online to gain information not to give up
information about themselves. Font sizes are larger
- approx. 10 pt. Real Estate is a person to
person business relationship, honor your visitors
privacy. If you have the information, they will call

| Do's & Don't s for Real
Estate Websites |

- You have less than
3 seconds
to impress a Buyer or Seller to stay on your
website.
- Do: Have photographs of
Houses on your first page, not cityscapes. If
you specialize in Condos, have photos of Condos.
Remember what you are selling: Real Estate,
Don't: Show pictures of your
city's tourist attractions. Buyers
and Sellers are looking for information on Real
Estate. Do: Make it clear to
them in the first 3 seconds that you sell Real
Estate and what your specialty is.

- Visitors: Respect their time, they don't
have much to spare. The only purpose to be on
your website is to gain information. Do:
Make the information clear and without
distractions. Don't: If
you have Flash, they will dash. Remember you are
not selling theme parks, you are selling homes.
Do: Keep it simple.

- Discovery is everything! Do:
Make your website easy for Buyers and
Sellers to find. Put web addresses on signs,
flyers, brochures, business cards, email and
direct mail campaigns, newspaper and any
advertising you may have. Do:
Use Google Adwords.

- Time is everything: Do:
Preassemble searches for Buyers and Sellers so
all they have to do is hit one button and see
all the homes available in that area and/or
price range. Don't: If they
have to assemble the search by trying to
understand your own web designers way of
including every single neighborhood etc, you are
wasting their time. Don't: Time
is everything to online shoppers, don't waste
their time. Do: Use Interactive
Mapping on your site.

- Photographs are Key: Do:
Post clear photographs of each room, interior
and exterior features, views etc. Do:
Keep single property sites about the
property, not the area attractions or schools.
Buyers already know which town they want to live
in, they are looking for real estate
information, photos and details!
